New-home flooring checklist: renovation planning before moving in

Start with the home, not the colour
Before ordering boards, decide which rooms you want to change and why. Is the priority a warmer-looking living room, easier upkeep, a more comfortable bedroom or replacing a damaged floor? Note who uses each room, exposure to water and sunlight, and furniture that must stay.
Bring your floor plan and photographs to the conversation with Wilson. A property's advertised built-up area is not necessarily the area to be floored: bathrooms, balconies, fixed cabinetry and rooms you are keeping may need to be excluded.
Check the existing floor before covering it
Photograph visible cracks, lifted edges, damp patches and differences in floor level. Ask for an assessment before choosing an overlay. A new finish does not resolve loose tiles, a moisture source or an unstable base.
For a newly handed-over home, document defects and discuss the next steps with the developer before covering affected areas. Sonhaus's flooring survey is not a substitute for a whole-property defect inspection or structural assessment.
Coordinate flooring with the other renovation work
Tell the team about painting, wet works, built-in cabinets and door changes. Agree the sequence with the trades involved and the instructions for the selected flooring system. Floating floors must not be trapped under fixed joinery where the manufacturer prohibits it.
Confirm door clearance, transitions to rooms that retain tiles and skirting details before installation. For a condo, ask management about work hours, delivery access and lift arrangements rather than assuming every building has the same rules.
Compare a complete supply-and-install scope
Ask what is included for material, installation, floor preparation, removal and disposal, skirting, trims and moving furniture. Record anything that still depends on the site inspection. A board-only price cannot be compared directly with an installed quotation.
Keep the move-in date separate from the installation date. Preparation, other trades, material availability and access can affect the programme. Ask for a project-specific schedule instead of relying on a generic one-day promise.
Prepare for your free on-site survey
Send your location, property type, rooms involved, floor plan if available, current floor photos and preferred timing. You do not need to know the right flooring specification before asking for help.
